With the most recent preview launch of J Gateway on 28 June 2013, there are strong indication of excessive demand over supply in Jurong from home seekers and investors alike as the response are over-whelming with more than 1,400 blank cheques placed to express their interest before the preview sale. There are 738 units in the development and this project is 100% fully sold on preview day even with prices transacting as high as $1,778 psf for a one-bedroom unit.
Majority of J Gateway Condo buyers are drawn by the convenience as the development is only 3 minutes walk away to Jurong East MRT, the highly anticipated commercial activities taking shape around Jurong Gateway and it is the first condominium to be launched near Jurong East MRT Station in 10 years.
Following the success of J Gateway, developer will be introducing their next Jurong residential development in the pipeline soon as they were also awarded the tender for a residential site at Jurong West Street 41 (Parcel A) on a 99-year lease term with 240,654 sqft of land size and has a total gross floor area (GFA) of 673,837 sqft. It is expected to yield about 650 to 700 condo units, this plot of land is almost twice the size of J Gateway.
There were 12 bids submitted from developers and the top bid by MCL Land of $438.9mil is $651psf per plot ratio (ppr) for this Parcel A as compared to the winning bid of $369.4mil or $705psf ppr for J Gateway at Jurong East. Estimated average selling price for this Jurong West New Launch could be in the range of $1,250 to $1,300psf, a figure lower than the site in Jurong East given its location. Jurong West New Launch Condo is within walking distance from both Lakeside and Chinese Garden MRT Station and it also enjoys the easy accessibility to major expressways such as AYE and PIE.
